In a record-breaking downtown long-term deal, Morgan Stanley has signed a lease for nearly 1.2 million square feet with Brookfield Office Properties at One New York Plaza. Brookfield’s 50-story, 2.6 million-square-foot class-A tower stands at Water and Whitehall streets.

The Morgan Stanley lease was the “largest single-asset office lease in New York City,” according to the landlord. The mega-lease includes a 337,000-square-foot expansion for the international financial services firm. It also combines an existing direct lease of 34,000 square feet and the conversion of a sublease with Wells Fargo for 782,000 square feet to a direct lease with Brookfield.
