In 1926, the same scenario faced Ambler Realty Co., who wanted to construct an industrial plant in the town of Euclid, Ohio. However, Euclid adopted a zoning ordinance that prevented such use on the Ambler Realty parcel. In response, Ambler filed suit that made its way to the U.S. Supreme Court. In this landmark case, the Supreme Court held that zoning laws, if not unreasonable or arbitrary, are a proper function of a municipalities police power. Awesome news for me as a zoning practitioner.
