It took three years to assemble a 11-acre site that will house Van Tuyl Group Inc.’s new Honda dealership in the 2500-2700 blocks of U.S. Highway 1 in Delray Beach.

The property will be the new home of Delray Honda, which now operates at 3000 S. Federal Highway, about a mile south of the new site.

With its new land holdings, Arizona-based Van Tuyl Group plans a relocation and redevelopment move after the $10.1 million deal.

Broker Douglas Desantis, a partner of Strategic Realty Services LLC, said it took years to get the first two parcels from the Casey Trust for the Ed Morse Automotive Group, which then purchased a middle plot to assemble about 10 acres.

Once combined, the company controlled a vast commercial site that included two roads abandoned with city approval.

Working with Desantis and Strategic Realty Services, the Ed Morse group completed the assemblage in early 2013, then sold the land in the heart of Delray Beach’s automotive row to the Honda dealer with a site plan in place for redevelopment.

“From the day I started to the day it closed took at least three years,” Desantis said. “Most assemblages are complicated. That’s just the nature of it. When you assemble a large tract, it takes time to put it together. But it’s one of the most enjoyable parts of my business because it takes the creative side to piece it together and see the big picture.”

He presented the property to Van Tuyl, which closed on the deal and plans to relocate at an undisclosed date.
