It is a truth that is universally, if not openly, acknowledged that the negotiation and documentation of collateral warranties takes up far too much time, both for the client and for the professional adviser, and too much cost (always at the client’s expense).

This is partly because the use of standard form warranties, such as those published by the British Property Federation, in conjunction with the Royal Institute of British Architects (Riba), the Association of Consulting Engineers (ACE) and other professional bodies, has not been universally adopted.
