According to the 2022 Census Bureau, Florida is the fastest-growing state in the country. As Florida continues to grow, many space-challenged cities in Florida are adjusting their height caps upward to allow for taller building structures. Downtowns in Fort Lauderdale and surrounding Palm Beach County and Tampa Bay metro areas are taking their cues from the downtown Miami area and expanding their skyline with luxury high-rise condominiums. Tampa and St. Petersburg have nine new luxury condominiums planned for through 2026. Meanwhile, Miami continues to grow its skyline, and multiple projects announced in Sunny Isle Beach, Hollywood, Fort Lauderdale, and West Palm Beach continue to take shape. These high-rise projects are creating more densely populated areas, which support more walkable and connected downtown areas that attract people from all over the globe.

In addition to the growth of high-rise residences, there is an increase in the construction of planned communities. These planned communities contain apartments, single-family homes, townhomes, and condominium residences, which are usually maintained and operated by a community association. They often include community pools and clubhouses, schools, and activity centers, which provide similar urbanism, promoting a walkable community feel outside of big city life.
