In this contract dispute, the trial court awarded title of a property and attorney's fees to the appellant while awarding construction expenses to the appellee. To recover in quantum meruit, a claimant must prove valuable services were rendered or materials furnished; for the person sought to be charged; which services and materials were accepted by the person sought to be charged; under such circumstances as reasonably notified the person sought to be charged that the plaintiff in performing such services was expecting to be paid by the person sought to be charged. The judgment is affirmed as modified. Houston's 14th Court of Appeals, No. 14-11-00516-CV, 10-30-2012.
