The focus in this article is on how to counsel, advise and negotiate on behalf of a commercial tenant, primarily a retail tenant. However, many of the principles also apply to other commercial tenants, such as manufacturing companies, wholesalers and others renting commercial space.

The article will not cover the issues involved in an office building lease, as items of additional rent are handled differently. The prime concentration of this article will be on how we negotiate on behalf of our tenant/clients to reduce the physical plant costs of operating its business establishment. Obviously, there are other issues that need to be dealt with in a lease, but our concentration should be on saving the client money.
