As the subprime mortgage melt�down spreads and infects other related markets, two questions stand out: Why did the securitization process fail so badly? And what would it take to make securitized financings viable again? New empirical studies seem to indicate that the best explanation for the housing bubble is that securitization undercuts the incentives of the originating banks to screen or monitor their borrowers. Ultimately, investors need a new gatekeeper upon whom they can rely to verify loan quality.
